Do projects only have to demonstrate compliance with one of the pathways under 18B.5 Fire Protection System Test Water?

Yes. The GBCA clarifies that the wording as per Design & As Built v1.3 is correct and that project teams may target one (1) point under 18B.5 Fire Protection System Test Water by demonstrating that one of the following conditions is met:

  • The fire protection system does not expel water for testing;
  • The fire protection system includes temporary storage for 80% of the routine fire protection system test water and maintenance drain-downs for reuse on-site calculated on the basis that any single zone is drained down annually; or
  • If sprinkler systems are installed, each floor must be fitted with isolation valves or shut-off points for system-by-system testing.

It is recognised that earlier versions of the rating tool implied that more than one of the compliance pathways was required however this has since been rectified.
