Management

  • A Green Star Accredited Professional is a principle participant in the project team to provide advice on the Green Star aims and processes from design through to the delivery.
  • Contracted to provide comprehensive pre-commissioning, commissioning and quality monitoring for all building services. The design team and contractor are to transfer the information and documentation to the building owner upon completion.

Indoor Environment Quality

  • Ventilation rates are designed for 50% improvement above the the fresh air rate requirements in AS 1668.2-2002.
  • Internal noise levels are designed for minimisation.
  • All carpets, adhesives and sealants and 95% of all painted surfaces are specified to be low in volatile organic compounds.
  • All composite wood products specified have low-formaldehyde emissions.
  • Designed ventilation systems will actively control humidity and minimise mould.
  • A dedicated tenant exhaust riser is specified to remove indoor pollutants from printing and photocopy areas.
  • Ventilation is designed for superior air change effectiveness, according to ASHRAE 129-1997 and laminar flow patterns.

Energy

  • The base building greenhouse gas emissions are projected to be less than 40 kgCO2/m2 per annum.
  • Sub-metering is to be installed for all substantive building uses with an effective mechanism for monitoring data. Metering is separated for lighting/separate floors.
  • Lighting power densities are specified as 1.5 W/m2 per 100 lux for 95% of the NLA.
  • Office lighting is designed for zones of not more than 100m2 and for all individual spaces, with switches in accessible locations.
  • Energy demand will be actively reduced by at least 15% during peak hours.

Transport

  • Of the total parking on the site, 10% of parking is designed for small vehicles and 5% is designed for mopeds and/or motorbikes. Of all the preferred parking spaces, 80% are dedicated solely for car-pool participants, small cars, hybrids or other alternative fuel vehicles.
  • The project is to include cyclist facilities, with secure bicycle storage for 10% of building staff and accessible shower and change facilities. The project will also install visitor cyclist facilities near a major public entrance.
  • Many public transport networks operate in close proximity with frequent peak hour services.

Water

  • The projected use of potable water is designed to be a leader in efficiency.
  • Metering is specified for all major water uses, with an effective mechanism for monitoring consumption.

Materials

  • A dedicated storage area for separation and collection of recyclables is to be provided.
  • 90% of Net Lettable Area (NLA) is designed with a fully integrated fitout.
  • 90% of Net Lettable Area (NLA) is designed to be constructed as shell and core (no ceiling, floor finishes, or partitions installed).
  • Specified up to 30% reduction in absolute quality of Portland cement across all concrete mixes. 20% of all structural mixes is recycled and no natural aggregates are used in non-structural uses.
  • 60% of all steel (by mass) specified is reused or contains a post-consumer recycled content greater than 50%.
  • Alternative materials are specified to replace 60% (by cost) of total PVC costs.
  • 95% of specified timber and composite timber products (by cost) to be used in the building and construction works was sourced from more sustainable means or are reused/recycled.

Emissions

  • All specified HVAC refrigerants have an Ozone Depleting Potential (ODP) of zero.
  • Refrigerants are to be contained, in conjunction with a leak detection system.
  • All specified thermal insulation avoids the use of ozone-depleting substances in both manufacture and composition.
  • Predicted project outflow to the sewerage system from building occupants’ usage has been reduced more than 30% compared to an average-practice benchmark. A Blackwater Treatment Plant will be installed with a minimum contract for maintenance of 5 years.
  • Exterior lighting designs comply with AS4282 and do not direct any light beams into the night sky or beyond site boundaries. At least 95% of outdoor spaces are not to exceed the minimum requirements of AS1158 for illuminance levels.
