Introduction
The Green Building Council of Australia (GBCA) is looking for office accommodation options for their first Perth state manager. Ideally we are looking for a GBCA member to host our state manager in their existing fitout on a part-time basis.
Who is the GBCA?
The Green Building Council of Australia is a national, not-for-profit organisation that is uniquely supported by both industry and governments across the country.
Launched in 2002, the Green Building Council's mission is to develop a sustainable property industry for Australia and drive the adoption of green building practices through market-based solutions.
The GBCA currently has offices located in Sydney and Melbourne and are looking to expand into Canberra, Brisbane and Perth. Ideally the Perthoffice would be shared or subleased accommodation with one of its Perthmembers.

Requirements
We are seeking initial proposals and information from agents, owners and GBCA members that satisfy the following general requirements:
- Area: An existing fitout for 1 staff member on a part-time basis.
- Location: Preferably Perth CBD, in close proximity to major public transport facilities and amenities.
- Building Quality: "A or B" Grade office premises. A Green Star rated (or registered) base building or fitout would be highly desirable but not essential.
- Vision of the new Workplace: Access to staff facilities such as café's, retail / banking amenities and gym's. Lockable single office would be preferred. Minimisation of cost through space efficiency. High performance building supporting productivity. Bicycle parking and associated shower/change room facilities.
- Occupation Date: Flexible.
- Term: Flexible.
- Car Parking: Not required.
- Environmental: Please confirm the buildings Green Star or energy/water rating (NABERS) also any building specific initiatives such as recycling, installation of T5 lighting etc.
Submission Procedures
Proposals should be submitted no later than 5.00pm (EST) on Friday 4 July 2008.
The submissions should be submitted in hard copy and electronic format and contain the following as a minimum:
- Building and address.
- Building description including total area, floor plate size, photographs or brochures.
- The availability date.
- Number of car spaces.
- Green Star / NABERS energy/water rating.
- Identification of growth or expansion space.
- Asking rentals and outgoings.
- The nature of the Agency Appointment.

Selection Process
Initial submissions will be reviewed and then short-listed options will be inspected. Short-listed parties will be requested to submit commercial offers.
Property Owners and/or Managers who are members of the GBCA will be given first priority in the selection process. Buildings that are currently registered or certified with a Green Star rating will also be given priority.
The request for proposal and any proposals received do not constitute an offer and acceptance. No binding relationship will exist between the parties until such time as duly executed documents are exchanged.
